The Tannery Residences

Integrated around the former Dixon’s Tannery site, 439 Montague Road reflects its leafy West End location, linking residents with landscape and cultural heritage with the adaptive reuse of Dixon’s Tannery.

The design is led by the sites’ heritage, home to a former brick factory at the turn of the century. Operating for 77 years until 1970, the factory anchored West End in its industrial era – a character taken forward to influence its new foray as a trending inner city hub. For the sites’ next iteration, an L-shaped building hugs the original building, with the design carrying the unique arch detailing from the existing single story, to the podium and through the sky terraces.

The landscape experience is a key design move to bring the elements of old and new together. An extended laneway connects the development from the main throughfare of Montague Road to its ground level. A series of semi-outdoor green rooms articulate entry points and key links to the development, doubling as public gardens for residents and visitors.

With the tower form neighbouring low-medium density residential to the buildings’ south, large stepped resident terraces break down the building form, while offering opportunities to establish generous landscape zones. Our design maximises the opportunity in the architectural form to create sky ‘backyards’ extending the apartments’ internal living spaces. The design creates a diversity of apartment typologies, and a broad market offer – for downsizers and small families looking to purchase inner city apartments, to singles and couples seeking a green escape, and significant communal and social spaces.

Taking advantage of Brisbane’s sub-tropical climate, the communal rooftop recreation spaces incorporate living greenery and edible gardens for the residents, as well as a private dining room and wellness facilities, including a pool, gym, steam room and yoga lawn.

The development compromises 84 apartments across 10 storeys with views of the Brisbane CBD, the river and Mount Coot-Tha. Our design proposes podium parking to avoid excavation for basement parking; mitigating remediation works for the site, protecting the heritage structure and enabling a faster construction programme to reduce noise and disruption to the neibouring residents.
