Flow Residences

Everything about Flow has poise and purpose, a coastal luxury for energised living.

The AU$70M beachside residence is a project commissioned by avid surfer and local Gold Coast property developer Paul Gedoun of S & S Projects, who has set out to share his love affair with one of the world’s most famous surfing spots, Snapper Rocks.

Perched atop an elevated north-facing site on the corner of Petrie Street and Marine Parade, Flow Residences directly overlooks the pristine Greenmount Beach and Rainbow Bay. We have designed 22 premium residences over 12 storeys, each capturing spectacular northerly ocean views of the pointbreak and the coastline.

Beachside Luxury

At ground level, residents have exclusive access to the Executive Club; with the dedicated ground floor hosting direct access to the beach, and amenities, including a beach club and recreation deck, private dining area, wine cellars, functions spaces, a gym and (of course) board lockers for keen surfers.

The design is inspired by the simplicity of a traditional coastal shack with luxury features, superior finishes and functional amenities. Each residence has a purposeful and seamless connection between living space and balcony, where extended slab edges allow the user to occupy all edges of the building. The deep balconies and reveals also provide rain and solar protection, decreasing the building’s heat gain and ultimately encompassing principles of subtropical and environmental design.
