Cities face a significant challenge in repurposing their ageing and antiquated building stock. 132 Marsden Street represents an opportunity to demonstrate how innovative & sustainable design practices can reinvigorate an asset and meet the demands of contemporary tenants.

132 Marsden Street is a well-positioned site occupied by a 1980s midrise commercial building. The opportunity to enhance tenant experience in the heart of Paramatta and play into the emerging ‘three-cities’ concept for Sydney’s expanding business district was the central driver for our design brief. Our design answers the challenge of repurposing an outdated building, enhancing the tenant experience and bringing sustainability forward as a core value proposition to attract a new anchor tenant.

Sustainability as a Value Proposition for Tenants

With the original tower designed before the introduction of the NCC/BCA to Australia, our proposed design brings the building into alignment with modern standards and focuses on two keyways to enhance the tenant experience – increasing the sustainability offering and enhancing existing amenity to create an enhanced tenant experience.

The design reduces the amount of energy used by the building, lowering its lifetime carbon emissions. This is achieved through a new high-performance façade, modernised services, upgraded insulation and the addition of a substantial rooftop solar array. The substantial cost savings are passed onto tenants, creating a valuable point of difference in the search for a high value tenancy.
