Fabric

Fabric has an important responsibility; to preserve the character of the neighbouring wool stores, and to define a new contemporary vision for architecture in Teneriffe. We are proud to see the design play to both.

The project creates a new distinctive corner at the intersection of Florence Street and Commercial Road in Brisbane’s inner-city suburb of Teneriffe. Its design is inspired by the sleek inner-city loft conversions of New York, the big city’s iconic ‘Flatiron’ building and the patchwork of Teneriffe’s neighbouring wool stores.

A unique corner site, shaping the architectural form.

At its doorstep is a bustling local community, with pedestrians and motorists frequenting the development’s immediate precinct. The design needed to be equally as bold as the activity that surrounds it, stepping into an eclectic neighbourhood with a growing culture of day and nightlife. Anchored by ground-floor retail, the 9-storey building has a distinctive curved apex, holding its own as a landmark corner development.

It’s a design that mimics the traditional geometry of Brisbane’s heritage corner site buildings. It also provides a new distinction between the busier Commercial Road and quieter Florence Street, guiding traffic to the former. The dominance of the corner site is softened with operable perforated bronze screening servicing each apartment residence. It provides residents with a buffer from the bustling streetscape whilst enabling air flow and passive cooling in the warmer months.

The corner site provided challenges internally. Apartments have been reconfigured to maximise the unique floorplate. The apartment interiors reflect the industrial-luxe charm, fashioned through the material juxtaposition of raw and polished, textured and smooth. Metal and mirror are set against concrete, and soft carpet contrasts with premium timber flooring. In the upper levels and larger 2-storey penthouses, the aesthetic tends towards the luxury end with feature staircases, marble, and stone paneling.
