As local medical hubs increase across suburban Brisbane, Annerley Health Hub maximises the opportunities of a unique corner site, respecting the existing residential and health precinct with a refreshing subtropical response for allied-health infrastructure.

Annerley Health Hub is a true expression of its subtropical context. The development shys from a its typical health hub counterparts, instead characterised by landscaping, openness, and a focus on enhancing the occupant experience.

As a well-articulated addition to the area, the six-level development defines its base, middle and top; its composition transitions from masonry and concrete materiality on the lower levels through to timber look screening, and an impressing floating roof in similar timber soffit cladding. Vertical greenery is deeply integrated into the façade, with specialist plant species chosen for their stability in harsh conditions.

A unique offering for tenants is the Sky Terrace – a landscaped communal rooftop developed to enhance the tenant experience and increase the level of amenity on offer. The terraces are strategically positioned to receive maximum sunlight, whilst mitigating privacy concerns for neighbouring residential properties. Further to the terrace, a central core ensures the floor plates remain open, enabling healthcare tenants to curate tenancy layouts with minimal built obstruction.

Our design team have considered the future state of the precinct, managing the scale and form of the building to interact seamlessly with the neighbouring residential site, adjacent Princess Alexandra Hospital and the redevelopment of Buranda Village which proposes 6 new buildings opposite the site anchored by a retail precinct.
