Kokoda House Teneriffe

Kokoda House Teneriffe

Kokoda House Teneriffe transforms apartment buying into an immersive journey that inspires rather than transacts. By blending Teneriffe’s heritage vernacular with the natural beauty of the Brisbane River, buyers can connect emotionally, not only to their home, but to their lifestyle.

Flipping the traditional display suite typology, Kokoda House introduces a multi-sensory, hospitality-driven experience that embodies the developer’s pioneering spirit, making the buying experience as aspirational as the product itself.

With a strong focus on adaptive reuse, inclusive design, and digital integration, the display suite embraces a future-focused vision that enriches Brisbane’s evolving urban landscape and sets a new benchmark for the industry.

The display suite fuses the dynamic energy of Teneriffe Banks’ ground floor plane with the sanctuary-like ambience of the apartments.

Located on the development site, the display suite maintains a deep connection to place. The design preserves the existing building’s character, embracing its aged materials, exposed brickwork, and high ceilings. Expressive, rich textures meet refined minimalist interiors, with bronze screens capturing the river’s sunset, while the kitchen and bathroom emphasise the tranquillity of the apartments, reinforcing the duality of energy versus sanctuary.

The client sought a groundbreaking, immersive, emotion-driven experience that reflects the vibrant lifestyle future residents of the upcoming Teneriffe Banks precinct will enjoy.

“Kokoda House has transformed the way we connect with buyers, elevating both our sales journey and customer experience. Our multi-sensory design enhances engagement, fostering stronger emotional connections and accelerating decision-making. Buyers spend significantly more time immersed in the display experience, leading to shorter sales cycles and higher conversion rates. The seamless integration of technology, hospitality, and contextual storytelling allows us to showcase an aspirational lifestyle, not just an apartment. Customer feedback has been overwhelmingly positive, with strong interest in the Immersive Room and Architectural Model. This innovative, buyer-focused approach, centred on experience rather than transaction, sets a new industry benchmark.”

As a temporary space requiring minimal intervention, a conservative approach was taken to preserve the building’s history. The entire structure was retained, with only minor openings introduced to facilitate the sales journey. The open-plan design enables seamless movement while also providing intimate booths for exclusive interactions.

Personalised engagement is ensured through individual booths for simultaneous yet exclusive client hosting, an immersive content room, and curated galleries. A controlled, multi-sensory environment eliminates distractions, while cinematic visuals, curated scents, sound, and a bespoke beverage menu deepen emotional resonance.

A landscaped corridor guides visitors through a vine-covered trellis that frames the developer’s logo, offering brand reinforcement. This feature creates a moment of transition, allowing buyers to unwind before entry while reinforcing the brand identity. A shaded entryway with integrated greenery naturally cools the microclimate, reinforcing the precinct’s commitment to nature and community parklands. Durable, low-maintenance materials were carefully selected to ensure longevity and minimise environmental impact.

A height-adjustable architectural model ensures equitable access, allowing every visitor to engage fully, regardless of mobility needs. A new rear entry invites visitors to arrive via public transport or on foot, prioritising the pedestrian experience over vehicle access. The display suite champions Australian art and materials, supporting local creatives and suppliers to reinforce community connections. The project is a result of collaboration between two design studios and a highly engaged client.

Pushing the boundaries of experiential design, the project prioritises atmosphere over transaction, setting a new benchmark for interior design in property marketing.
