A landmark mixed-use development that establishes the backbone of a connected Albion precinct, integrating Build-to-Rent, retail and public space within a vibrant transit-oriented destination.

Hudson Road, Albion brings together retail, residential and public realm within a boutique development that redefines Brisbane’s northside. The design consolidates a Woolworths-anchored retail base with two slender Build-to-Rent towers and a publicly accessible urban common that connects directly to the future Albion interchange station. The result is a compact, high-amenity community that captures the essence of subtropical urban living.

The project emerged from an extensive optioneering process that tested multiple configurations above the retail base. Strict site parameters including supermarket logistics, loading access and proximity to transport corridors demanded a precise structural and spatial resolution. The client’s commercial priorities required a full-line supermarket at ground level, while Brisbane City Council emphasised delivery of a meaningful public realm outcome. Our design elevated the civic space to podium level, transforming a planning constraint into an active, connected terrace that links visually and physically to the station interface.

Working closely with the Council through collaborative workshops, the design team resolved complex planning and circulation challenges by developing parking, loading and permeability strategies to achieve a commercially robust yet community-focused outcome. The architecture prioritises permeability and transparency, anchored by an east–west pedestrian promenade that threads from Hudson Road to Albion Road and the station. Landscaped terraces, shaded gathering areas and an elevated podium integrate greenery across all levels, fostering a genuine sense of place.
