For Lendlease’s launch into the Australian Build to Rent market, ‘Exhibition Quarter’ delivers an alternative to the traditional rental market. Powered by 100% renewable electricity and targeting a 5 Star Green Star Buildings Version 1 rating, the precinct is designed as a people first community, strongly responding to Brisbane’s market through a focused health and wellness concept.

Our team reshaped the precinct plan, shifting the project from a build-to-sell approach to a build-to-rent scheme. Working with Lendlease’s’ aspiration to secure investment into the project and remain adaptable to an evolving market, we introduced three single-towers, departing from the original design that relied on a shared podium. The design provided Lendlease with the ability to stage the projects’ investment and delivery, ensuring the project is risk adverse, able to respond to shifts in Brisbane’s rental market and its target tenant mix.

We have considered the impact of three towers overall, each tower responding to its neighbour by stepping down to follow the natural topography of the site, with both EQ1 and EQ2 positioned to provide maximum separation between each building envelope, and solar amenity to the podium and adjacent park. For the immediate future, our design team is delivered EQ1 and EQ2 – each offering 10% of the overall apartments to affordable housing.

Exhibition Quarter creates its core community through a ‘health and wellness’ lifestyle offer, with centrally managed amenity designed as an extension to private apartments.

In shifting to a build-to-rent scheme, our design team reconfigured the vertical programme of the towers. Minor changes to the original approved build-to-sell scheme have substantially improved the resident experience. The tower is shaped by amenity at ground level, through the podium at level 6, and the top of the tower, including level 36 and the rooftop.

The landscaping plan is concentrated on greening the amenity and enhancing the view and aspect for different shared spaces throughout the building. The ground plane is the most public facing element of the building, with the street connection maximising the opportunity to operate the building’s coworking and multipurpose space. The level 6 gym offers views to the podium level garden, while the level 36 lounge ensure the city views are public – a departure from the traditional rental landscape, where rooftop views are exclusive to the penthouse residence.

SUSTAINABILITY & CONNECTIVITY

The revised scheme also increases apartment yield across the buildings, with an additional 18 apartments included without an increase to the buildings footprint. The building design has been optimised to respond to the long-term rental market, with over 80% of apartments catering to singles and couples over studio, one- and two-bedroom and bathroom configurations.

Exhibition Quarter targets a 5-Star Green Star Buildings Version 1 rating, and an average 7 Star NatHERs rating, incorporating EV charging, solar arrays, recycled and harvested rainwater, and passive design principles. The design sits at the forefront of sustainability for the muti-residential setting; credentials considered essential to our client, and the communities aspirations for their future home.
