Designed by Cottee Parker Architects, 12 Kyabra Street in Brisbane’s Newstead is an environmentally conscious eleven storey mixed-use development, with an innovative Cross Laminated Timber (CLT) structure. This is Brisbane’s first mixed-use building to use CLT construction, reflecting our client’s commitment for an environmentally sustainable development. 12 Kyabra Street is a response to its function, with a clear articulation into three forms to identify its mixed-use nature. The three levels of the podium are responsible for welcoming people to the building, responding to the established fabric of Kyabra Street.

The traditional construction of the podium structure allows for landscaping at multiple levels, and forms the building pad for the timber structure. The developer’s market research indicated that the Newstead and inner-city office market has a severe shortage of small business strata office tenancies. The design responds with strata office tenancies from 50-250m2 as its primary function; integrating the workplace environment with an activated façade to keep pace with Newstead’s urban pulse, and incorporating a residential profile at the top form of the development.
